In an inspiring tale of renovation and dedication, brothers Christopher and Steve White have transformed the once-abandoned Gilbert Mansion in Michigan into a thriving residential property. The mansion, which dates back to 1861, was purchased by the brothers for just $1 in 1986, and subsequent efforts to restore it have now culminated in a listing price of approximately £1.125 million, reflecting its full occupancy and investment potential.

Located just two blocks from the charming Depot Town area, the Gilbert Mansion boasts stunning design features characteristic of the Second Empire Mansard style. With its two square towers, intricate bracketed cornices, and a patterned slate roof, the grand structure was previously a significant local landmark. However, years of neglect had left it in a desperate state, with missing front doors, shattered windows, and an exceedingly poor condition due to the economic struggles of the surrounding community.
When the Whites first discovered the mansion, its future was uncertain, with officials even considering demolition given its deteriorating state. Other interested parties proposed converting the historic site into a bed and breakfast. However, Christopher and Steve envisioned something more ambitious: turning the expansive property into luxury apartments. Their proposal ultimately gained approval, marking the beginning of an extensive renovation project.
The brothers embarked on a meticulous 14-month restoration journey, carefully preserving many of the mansion’s original details. Key features such as the hardwood floors and a rare Pewabic tile fireplace received special attention, with the duo working diligently to honour the building’s historical significance. Remarkably, Christopher noted that the mansion’s roof had held up remarkably well over the years, further aiding their renovation efforts.
Upon completion, the Gilbert Mansion was reimagined as a collection of seven luxurious residential units, each ranging in size from 800 to 1,200 square feet. This transformation has proven successful, with the property now fully occupied and generating consistent rental income. According to Christopher, tenants—predominantly professionals working in nearby cities such as Ypsilanti, Ann Arbor, and even Detroit—have been attracted to the unique offering. Rent for the units varies between £840 and £1,305 per month, with rates estimated to be about 10% below the current market value.
Christopher has expressed his satisfaction with the project and offered insight to aspiring renovators, highlighting the importance of patience and thorough research when embarking on a similar venture. “The best advice is to be patient,” he remarked, underlining that successful renovations require time, perseverance, and a level-headed approach in negotiations.
As the brothers prepare to list the mansion on the market, the story of their restoration journey serves as a testament to the potential for rejuvenating historical properties. The Gilbert Mansion stands as a prominent example of how vision and hard work can save a piece of history from ruin, transforming it into a valuable asset.
As of now, the brothers have not publicly commented further on their decision to sell the property, but the future looks bright for the Gilbert Mansion, with its history now intertwined with that of its dedicated restorers. Whether it will continue to serve as a home to future generations or meet a new chapter remains to be seen, but one thing is clear: Christopher and Steve White have breathed new life into an architectural treasure that had almost been lost.
