Couple Explains Exactly How They Saved ‘Hundreds of Thousands’ by Self-Building 3,600-Square-Foot Home (Exclusive)

A South Dakota couple has successfully completed their dream home after a challenging yet rewarding year-long construction project. Allison Brown, along with her husband, broke ground on their self-built residence in April 2025, ultimately fulfilling their vision of a 3,600-square-foot house that they moved into in April 2026.

With a budget of approximately £410,000, the couple decided to forgo hiring a general contractor. Instead, they took on the bulk of the construction themselves, saving a significant sum compared to other estimates, which had ranged from £650,000 to £800,000. The decision to self-build stemmed not only from financial considerations but also from a desire to have complete control over the project. Brown noted that their family background in construction played an essential role in their journey, particularly her father-in-law’s experience in home building.

The Browns had spent over six years residing in a 1,500-square-foot trailer before embarking on this ambitious endeavour. Their search for suitable land led them to a golf course plot, which they deemed “relatively affordable” given the location in one of South Dakota’s larger towns. Living in the trailer wasn’t easy, but it allowed them to save up while they meticulously planned their new home.

Throughout the construction process, careful budgeting remained fundamental. Every item purchased for the house underwent stringent cost analysis, with Brown stating that they “price-matched absolutely everything.” This meticulous approach extended from the exterior materials used down to the grout in the fireplace, ensuring they maximised their budget without compromising quality.

This intense focus on cost control taught the couple a vital lesson about the potential pitfalls of seemingly minor expenses. According to Brown, little increments can accumulate rapidly. “People often think spending a few extra pounds here and there is harmless, but it can escalate more quickly than you’d imagine,” she cautioned. Along with their own labour on significant aspects, including masonry and flooring, they found competitively priced subcontractors for tasks like plumbing and painting, further stretching their budget.

Nonetheless, external constraints influenced some financial decisions. Their home was subject to homeowners association (HOA) regulations, which required specific building standards, such as particular styles of roofing and siding. Brown expressed that if left to their own devices, they might have opted for budget-friendlier choices in these categories. “We would have preferred more affordable options, but we had to comply with the HOA rules,” she explained.

One of the notable challenges the Browns faced was managing time amidst their commitments. While Allison took charge of managing decisions from behind the scenes, her husband dedicated nearly every spare moment to working on the house. Balancing a full-time job with construction tasks turned into a significant endeavour, with him often spending evenings, weekends, and holidays on the project. “He worked a 9 to 5 job, then transitioned straight into working on the house until late at night,” Allison recalled. “His relentless effort has been instrumental in making this project a reality.”

The task of selecting materials also proved to be unexpectedly taxing. The couple often felt overwhelmed by the need to balance aesthetics with budgeting constraints. “We had not anticipated how much time it would consume to find everything we needed,” Brown admitted. The couple often found themselves comparing innumerable styles and prices before arriving at decisions, which sometimes led to frustration. “If we had an unlimited budget, choosing materials would have been simple, but everything became much more complex with financial limits,” she reflected.

Despite these hurdles, the couple now relishes their time in the home they have spent so long building. Reflecting on their experiences, Brown expressed pride in their achievement, saying it has left them with newfound confidence. “We never thought we could accomplish something like this, but now we see that it was possible,” she stated. The relentless work, difficult choices, and the investment of time have compounded to create a sense of accomplishment that the couple cherishes.
