The historic Merchant’s Ice Tower in Louisville, Kentucky, is poised for a significant redevelopment that will breathe new life into the iconic structure. Having remained vacant for several decades, this former hub of brewing and ice production is set to be transformed into a mixed-use space featuring a rooftop restaurant, alongside apartments and offices.

Originally constructed in the late 19th century, the Merchant’s Ice Tower has a storied past. From the 1890s until around 1912, the building served as the site for the Schaefer-Meyer Brewing Company, an establishment that laid the foundations for the area’s brewing industry. Subsequently, the Fehr Brewing Company took ownership until the onset of Prohibition in 1920 significantly altered its function. The sale and production of alcohol were banned until 1933, prompting the tower to pivot towards ice manufacturing and storage as breweries shifted their business models to adapt.

After Prohibition, the Merchant’s Ice and Cold Storage Company took over the facility and continued its operations into the late 20th century. However, the building was left abandoned after this period, leading to years of deterioration. The condition of the structure became a concern for the neighbourhood, with reports indicating that bricks were beginning to fall from its facade.

In 2020, the tower was acquired through an online auction for approximately $905,000, along with two adjacent buildings. This purchase has been warmly welcomed by the local community, with Bill Menish, co-owner of the auction company, describing the redevelopment as a potential catalyst for neighbourhood revitalisation.
Plans for the renovation have been spearheaded by Beargrass Development, whose partner, James Duffy, has expressed a commitment to preserving the historic nature of the building. The development aims to incorporate retail spaces, offices, and potentially a rooftop restaurant, which would utilise the tower’s “unmatched” views.
The total investment in the project is estimated to reach $70 million, with completion anticipated within three to five years. According to Duffy, the preservation of the existing historic building aligns with sustainability goals, allowing the company to honour the structure’s heritage while modernising its use.
Meanwhile, one of the site’s auxiliary buildings has already been repurposed. In 2024, Trellis Brewing opened its doors after being developed in what was once a cooler used for ice storage. The brewery aims to highlight local craftsmanship, utilising only grains sourced from Kentucky and Indiana. Its founders have described the transformation journey as fulfilling, despite initial challenges, including water damage that needed to be addressed before operations could commence.
Trellis Brewing has positioned itself as a unique addition to the Smoketown neighbourhood, boasting a spacious urban patio touted as the largest in the area. Kyle Jahn, one of its co-founders, shared insights on the brewing operation’s commitment to sustainability while reflecting on the rich history of the site.
As the redevelopment of Merchant’s Ice Tower unfolds, it signals a broader hope for revitalisation in the area. The combination of residential, commercial, and recreational spaces could potentially attract new visitors to the historic neighbourhood, reinforcing its cultural and economic significance in Louisville.
