In a bid to enhance the marketability of her family home in Colorado, Kasey Smith took an unconventional route, turning to TikTok for advice on home staging. After her property languished on the market without any offers, she sought insights from a diverse online audience, hoping to gain fresh perspectives on her home.
Smith, a 32-year-old mother of two, had initially felt disheartened by the lack of interest in her home, which she had nurtured into a family haven over the past four years. Following numerous showings without success, she decided to upload a video to TikTok, inviting viewers to offer critiques on the layout and décor of her house. To her surprise, the video quickly gained traction, racking up over 500,000 views and prompting a flood of comments.

“I never thought the video would go viral,” Smith recalled. As someone who had been living in the house, she recognised that she might have become desensitised to its flaws. The response from the TikTok community turned out to be invaluable as they shared hundreds of suggestions.
The Smiths purchased the 1917 property after relocating to Denver in 2021 with aspirations of starting a family. Over the years, they had invested substantial effort into renovations, from refinishing hardwood floors to modernising appliances and even removing layers of wallpaper. Major renovations had occurred in 2022 while Smith was pregnant with her second daughter, during which the family temporarily resided with Smith’s mother while contractors worked on extensive updates.

Despite their emotional connection to the house, Smith was determined to optimise its presentation for potential buyers. However, asking for feedback from strangers was no small feat. After the overwhelming response to her TikTok video, she realised the need for organisation to manage the comments. “I couldn’t sleep the night I posted it—my mind was racing with ideas,” she confided. “So I did what anyone would do—I made a spreadsheet!”
By categorising each suggestion based on implementation difficulty and cost, she discerned key themes emerging from the viewers’ responses. Among the most common recommendations were repainting the worn trim around the front door and completely revamping the bedroom layout to provide a more appealing flow for prospective buyers.
Implementing the viewer’s advice while managing a busy household with two young children posed challenges, but Smith ultimately found it rewarding. “I was glad that the comments were mostly about things that I could actually fix without breaking the bank,” she reflected on the predominantly supportive feedback.
The improvements extended beyond cosmetic alterations. Smith converted an upstairs loft into a playroom, cleared unnecessary clutter from the living room, boxed up family photos, and even enhanced the exterior by planting vibrant flowers. These adjustments were significant enough that the family decided to hire a professional photographer to capture new listing photos, effectively showcasing the upgraded layout.
Although the Smith family’s home is still on the market, Kasey Smith emphasised how the TikTok experience has transformed her outlook on home staging. “It highlighted how everyone is looking for something different in a home and how a seemingly trivial detail can be a deal breaker for someone,” she explained.
Now, she views staging as more than just decoration; it is about creating an environment that allows potential buyers to envision their future in the space. Looking back on her decision to seek online feedback, Smith has no regrets. “I am so glad I made the video,” she remarked. “It pushed us in the direction of presenting the best possible house.”
Despite still waiting for the ideal buyer, Smith remains optimistic, even light-heartedly suggesting that it would be nice if one of her commenters decided to buy the home as well. As she continues to balance family life and the process of selling her home, the journey demonstrates how social media can play a transformative role in everyday challenges, turning a struggle into a potential success.
