A recent financial audit by the National Audit Office (NAO) has highlighted the considerable investment made by the Crown Estate (TCE) in preparing Forest Lodge for the Prince and Princess of Wales. This historic home in Windsor Great Park underwent extensive renovations totalling around $534,982 before Prince William and Kate Middleton took residence in October 2025.

The NAO’s report, published on June 5, 2025, details a variety of repairs and upgrades carried out on the estate. Approximately $285,000 was dedicated to refurbishing the main lodge and its immediate grounds. This work included essential tasks such as installing heating and plumbing systems, repairing structural issues with ceilings and stairs, updating fire alarm systems, and stabilising external walls to ensure safety and compliance with regulations.
In addition to the main lodge, the audit sheds light on the costs associated with the surrounding properties. Repairs to “No 2 Stable Cottages” amounted to around $65,000, while “No 3 Stable Cottages” required about $121,000 in work. A further $59,400 was allocated for repairs to “The Barn.” Notably, there were no renovations carried out on “No 1 Stable Cottages,” as it was only vacated by the previous tenant in January.

The Prince and Princess of Wales officially signed a 20-year lease for the Georgian-style mansion in July 2025, with an annual rental cost of $410,691. This arrangement will be subject to review every five years. Although this long-term lease arrangement is significant, the Crown Estate maintained responsibility for the repair and refurbishment costs as part of their landlord obligations.
Under the terms of their lease, the couple will be responsible for any internal renovations. The report also mentioned that William and Kate have incurred additional costs of approximately $26,470 per year for renting another property called Staff Lodge 1, which is occupied by a staff member. This property is a two-bedroom terrace house located within the Windsor Estate.
The arrival at Forest Lodge marks a new chapter for the royal family, following a period filled with personal challenges. Their previous residence, Adelaide Cottage, became associated with sorrow, as it was where Queen Elizabeth II passed away in September 2022. The couple faced significant difficulties during this time, including the fallout from Prince Harry and Meghan Markle’s decision to step back from royal duties, as well as health concerns for both King Charles and Princess Kate.
Royal biographer Sally Bedell Smith has commented on the significance of this move, suggesting the family sought a fresh start after what had been described as a “place of pain, suffering and sadness.” This intention for a new beginning is underscored by the couple’s reported decision to host a gathering at a local pub shortly after their move to express gratitude to the builders and staff who expedited their relocation.
The NAO’s investigation into the Crown Estate’s expenses marks the first comprehensive review in over two decades, with the report also examining living arrangements for other royal family members, including former Prince Andrew, Princess Beatrice, and Princess Eugenie. This scrutiny underscores the importance of transparency regarding public funds and royal expenditures.
As the Prince and Princess of Wales settle into their new home, their commitment to remaining in Forest Lodge for the foreseeable future suggests that the couple is dedicated to providing stability for their family, even as Prince William prepares for his eventual role as king. With a focus on building a nurturing environment for their children, Prince George, Princess Charlotte, and Prince Louis, it seems Forest Lodge will serve as both a home and a place of healing for them in the years ahead.
In conclusion, the investment made by the Crown Estate to rehabilitate Forest Lodge showcases the ongoing relationship between the royal family and the British public. As the couple navigates their duties and personal lives, the comfort and security of their new home could play a crucial role in fostering a sense of normalcy amidst their royal responsibilities.
